A great hotel from where to tour and explore Edinburgh. Efficient and friendly staff. Comfortable rooms and generous breakfasts.
I`ll start with the positives. The Breakfast was extensive and really good - the chef and staff were very helpful and attentiveHowever given the cost , I was really expecting a better room than the cupboard I was put in. I paid £374.50 for a 3 night stay (with breakfast). The room was clean but really far too small and the toilet area was so small with a tiny shower with a shower curtain (yuck!) it was difficult to turn round. I gather that the price I paid for the room would have been the same if there had been 2 of us - so why did I not have a double facility? Even taking the breakfast into consideration I would not return or recommend to any single traveller
This hotel is a travelers dream! Just a hair`s breath from Waverly train station, you find yourself close to everything you need: The Tourist Information center, movie theatre, shops, dining...and a quick walk across North Bridge brings you to the wonders of the Royal Mile! I will definately be booking again!
Upon arrival I found reception staff by the name of Dale exceptionally unattentful to a degree falling just short of ignorant and perceived his tone as condescending. My perception was the same when checking out.A double room was booked for two people and there were only one set of towels in the bathroom and due to a quick turnaround of arrangements to meet relatives, we had to share a towel. Certainly not what I expect from such an establishment. I did request additional towels from evening staff for the following morning and the person who delivered them to our room was courteous and apologetic to be fair, however, this should not have happened in the first instance. Finally, although I appreciate parking spaces in Edinburgh are valuable, I was not informed of having to pay for spaces directly outside the Hotel when booking.Not the pleasant stay I expected!Tony Maguire
All the staff were polite & helpful. This was our second visit & we would certainly recommend it to friends. The only problem was traffic noise as the hotel looks out onto a busy road.
Hotel is very well placed near to Waverley station and some nice restaurants. Our room was lovely. Breakfast very good. Tea and coffee making facilities in the room and perhaps a fridge would have been nice but staff very helpful and certainly we would stay here again.

Room was kept very clean. Comfortable beds. Only downside was the noise from the main road outside and could have done with more drawer space and didn`t need two ironing boards!!
Room was perfect. Booked double but got free upgrade to kingsize family room. Shower was amazing!! :) Room was cleaned every day. Nice. clean hotel. Friendly staff. Would stay again.

Stayed one night and found the hotel facilities and staff excellent. Breakfast was delicious and had plenty of choice. Only minor criticism is that the windows in the room need better sound proofing. Heard every car and drunk walking past!!
We stayed in Edinburgh for four nights and wanted to see as much as possible, so this hotel was in an ideal spot just a couple of minutes walk from the station. The room was comfortable and the shower was very powerful. The only downside was that our room was always the last on the list to be cleaned and was not done until 5pm each day, even though we put the sign out to say we wanted it to be done. While I appreciate someone has to be last I think it would have been fairer if they had alternated the order so we were last one day and first the next as I know other hotels do. But that`s only a minor point so I`d happily recommend the King James to anyone looking for a central hotel in Edinburgh.

hotel was good, very clean and staff very friendly. have to admit the old lady and man who were at reception when leaving were dull and i thought bit ignorant but apart from them i would stay there again.
Receptionist was clearly in a bad mood, convivial enough but it was a little awkward. Slightly mouldy window in bathroom and an unclean shower curtain. Apart from these things the room was good, location is excellent and amenities were great.
The price for a double room in a 4 star hotel was very good, but cost savings have obviously been made on staff. There was an almost constant queue at reception and the absence of a smile from the elderly receptionist. We got the impression that any request we made would be too much trouble! The room was pleasant and kept very clean and tidy, although the bed wasn`t too comfortable and the pillows were like rocks. I did ask about the possibility of having softer pillows but was informed they were all the same. The breakfast was pretty standard for mass-produced hotel food. Not the worst place we`ve stayed but we won`t be rushing back.

comfortable enough room, but bar lacked atmoshere. restaurant closed after we`d booked a meal, so we had to find elsewhere at the last minute.Very good location, Breakfast fine.
Lifts did not work properly, my room wa on the 5th floor and the window shut and felt like I was on the ground floor with all the noise. Didn`t have a good sleep what so ever raidator was also ticking away all nite and the fan above the bed.
Only downside to a fantastic stay at the King James was the Parking not being free. Parked at the NCP car park next door, Everything was in walking distance from the hotel and the breakfast was magnificient with excellent service throughout!

Having seen some of the reviews we were not sure if we had booked the right hotel, however check in was very quick, the room and bathroom were excellent, the breakfast was good with plenty to eat and the staff in the dinning room were first class. All in all great value for money.
Staff very pleasant and helpful, especially considering I fell foul of cancelled flights due to bad weather, and didn`t manage to check in until 3.00 am! My room was sparkling clean, and contained all I needed. This hotel knocks spots off the recently opened Shandwick Place Travelodge, where I stayed about a month ago for around the same price. I will definitely choose the King James again.
Cleanliness, friendliness of staff and overall ambience excellent. Only slightly negative comment - Craig Restaurant totally lacks any atmosphere or intimacy and is more like a cafe.
The only negative side to the hotel was the bar area, which was very cold.
i would like to say we enjoyed our stay overall but found the sound on the road side of the hotel a bit to loud for myself as you could here all the outside traffic and pedestrian noise. i also thought the room was to a high standard which is always a good sign of a nice hotel would stay again.
Everything was very professionally handled from the minute we arrived to the minute we left. Everyone we spoke with was very pleasant. All facilities were more than adequate. We will certainly remember this hotel if/when we come back to Edinburgh.
We decided to have a drink in the bar at about 10.30pm on the Saturday evening.We found the service in the bar to be very slow in fact we waited for over fifteen minutes to be served . The bar staff seemed more interested in talking at great length to a couple at the far end of the bar and did not recognise a growing queue of customers waiting on service. A guest did go down to reception and complained but it didn`t seem to make much difference. Overall the room was clean and met our expectations and the service in the restaurant was good.
